The various X's indicate where sellers have to provide information or either sign & date or initial & date.

The X's indicate where a response is required: if there is not response in these fields the listing cannot be activated.

Feel free to write something in non-essential fields

The first orange X are to indicate where sellers are to enter the total commission and the second orange X is where sellers enter the commission payable to the buyer's agent. These entries should be the same as Adapt is not due a commission because Adapt receives $495 upfront.

Every page must have (except for the first page) must have a signature or initials.

Each listing packet will contain the following documents:

  • Listing Agreement (2 pages)
  • Listing Input sheets (3 pages)
  • Non-distress sale amendment
  • Seller disclosure statement (5 pages)
  • Law of Real Estate Agency (7 pages).

As of June 12th 2008 the Northwest MLS requires that all sellers disclose whether their property is a distressed sale or is a non-distressed sale.

The non-distress amendment is included here; if you are in a distressed situation please contact Adapt and we can discuss whether we can be of help.
