This is What You Get for $495

Before taking a listing Adapt will do each of the following:
- Explain the selling process to clients
- Provide all listing forms to be signed in advance so that sellers may read them and ask questions
- Generate a Comparative Market Analysis to establish price range
- Calculate a seller net proceeds report
- Take photos
- Make a flyer
- Help with staging
During each listing Adapt will do/provide the following:
- List the property on the Northwest Multiple Listing Service with up to 15 photos
- Install a wooden yard sign with a flyer box
- Provide a secure-entry keybox
- Every Adapt listing is available on every site that re-publishes MLS active listing data
- Windermere.com, JohnLScott, CBBain.com, Realtor.com, Yahoo Real Estate, Remax.com all re-publish MLS listings as do 100s more site
- Google, craigslist, Zillow, Trulia also disseminate information
- Make the listing available via AdaptRE.com (Adapt’s website)
- Update comparative market analysis during the course of the listing
- Respond to inquiries from buyers and agents
- Advise sellers on how to hold an open house
- Review offers before they are signed
- Negotiate on behalf of clients
- Draft counteroffers
- Ensure that the contract is properly agreed to (including delivery)
After a Purchase & Sale Agreement is signed Adapt will do the following
- Open escrow
- Ensure earnest money is properly deposited
- Handle any issues that may arise during inspection
- Handle any re-negotiations required during inspection
- Follow-up regarding buyer's financing
- Verify that appraisal is performed
- Deal with any appraisal issues
- Draft amendments as necessary
- Monitor transaction from agreement to closing
- Change status of listing within 24 hours
- Upon closing Sellers agree to leave keybox with key inside until closing
- Key exchange may be handled via the keybox (it will be removed after the transaction closes) or the client will deliver the keys to the buyer or agent as stated in the PSA (on closing or possession, whichever comes first)
Clients are responsible for doing the following:
- Setting the price (Adapt will advise but sellers set prices)
- Checking their email regularly and being available by telephone
- Having ready access to a fax machine
- Visiting the property to make sure that the property is secure
- Restock the flyer box
- Comply with all fair housing laws
Always remember that nothing in real estate is final until closing and getting to closing isn't always as straightforward as you'd think. Sellers do not receive a cent unless the transaction closes.
